Do you need an EPC?

A straight answer, no charge for asking.

You'll need a valid EPC to let or sell most commercial properties, or if your existing certificate has expired. If you're unsure, tell us about your property and we'll give you a clear answer.

If your rating falls below the standard, the next one's on us.

A property rated below E can't currently be let, which can be an unwelcome surprise. If that happens, we'll advise you on the improvements most likely to raise the rating, and once the work is complete, we'll re-assess at no extra charge. You won't pay twice to confirm the property now meets the standard.

One free re-assessment per property, within a set window of the original assessment, once improvements are complete.

The standard is rising.

Commercial property currently needs at least an EPC E to be let. That minimum is set to climb, so an up-to-date certificate now gives you time to act before a deadline lands.

Improving your rating

A few measured changes can lift it.

Often a few well-chosen measures, to lighting, heating controls or insulation, can lift a rating meaningfully. If it's useful, we'll highlight the most worthwhile improvements before we assess, so your certificate reflects the property at its best.

The things owners usually ask.

How long does an EPC last?

Ten years, unless you make changes that affect the rating.

My certificate has expired. What now?

A valid certificate stands until it lapses. After that, you'll need a new one before letting again, and we'll guide you through it.

What does it cost?

It depends on the size and type of property. Request a quote and we'll give you a figure quickly.

What if my rating is too low?

That's what the free re-assessment is for. We'll advise on the improvements and re-certify the property at no extra cost.
