
The new EPC rules, explained
If you've tried to pin down exactly when your commercial property must reach a particular EPC rating, you'll have found the answer keeps moving. Here is the current position, set out plainly.
Where things stand today
To let a commercial property in England and Wales, it must hold an EPC of at least E. This has applied to existing leases since 2023, and letting below E without a valid exemption can bring significant penalties.
Where it's heading
The minimum is set to rise to C, and later to B. The timetable has shifted more than once, so the exact dates remain under review, but the direction is settled: the bar is going up.
Why acting early matters
Improvements to commercial buildings take time and planning. Knowing your current rating now gives you room to act before any deadline lands, rather than scrambling when a sale or a letting is on the line.
